Tradition's builder paint is aging out.

Most of Tradition went up from the mid-2000s onward: concrete block and stucco homes in master-planned neighborhoods like The Lakes at Tradition, Bedford Park, Victoria Parc, Town Park, Manderlie, and Cadence, plus the 55-plus communities, Vitalia, Del Webb, LakePark, and Telaro. Beautiful streets, consistent look, and one quiet problem. Many of these homes are still wearing their original builder coat, and a builder coat is built to pass a closing, not to survive fifteen years of western Port St. Lucie sun.

By this point the signs show up on schedule. Chalky residue when you brush a hand across the stucco. South and west walls a full shade lighter than the rest of the house. Hairline cracks where the slab settled, and caulk lines pulling away at the windows. On lake and preserve lots there's no tree cover to slow any of it down.

The fix is the same careful process every time: full pressure wash, scrape and sand what's failing, fresh caulk, spot-prime the bare spots, and two full coats of Sherwin-Williams rated for Florida sun. My home still has its builder paint. When should it be repainted?

Run your hand across the stucco on the sunny side of the house. If it comes back chalky, the coating is breaking down. Fading on south and west walls, hairline cracks, and gaps opening at the caulk lines are the other signs. Much of Tradition was built from the mid-2000s on, so a lot of homes are right in the window where the original coat is done protecting the stucco. A free walk-through will tell you honestly whether it's time or whether you can wait.
